Why do a sustainability report ?

The strata laws changed on 1 July 2025 that requires Owners Corporations to consider sustainability at their AGM’s.
This law is designed to encourage owners in strata properties to consider
investing strata funds in assets and actions that:

  • Reduce energy demand,
  • Reduce energy loss (we use thermal camera imaging)
  • Generate on-site (solar) energy
  • Extend the life of services and structures
  • Make buildings accessible to all residents

How we do the job...

  • Meet the OC Chair & Building Manager
  • Meet with the Owners Corporation Chair and the Building Manager and to gain an understanding of current operations, issues and any plans.
  • Site Audit
  • Identify the building energy systems and assess their performance. If there is a BMS, we work with your HVAC contractor, to ensure its optimised or if it needs new gear. We use a Thermal camera imaging to spot leaks, hot motors & switchboards. Our inspection includes:
  • Common Lighting
  • HVAC motors, ducts & load controls
  • Water ingress & building envelope integrity
  • Solar PV Assessment - roof area, sunpath, cable run, Main Switch room metering etc
  • EV charging options - finite load availability using (sub-metering can be arranged.)
  • Embedded network options
  • Implementation support for projects
  • We do NOT just ‘dump and run’ Our aim is to use the Report to provide next steps towards seeing things improve. We list out the steps, the resources, the contacts you will need to move towards a solution.
  • To that end, we will help with quotes for projects deemed viable by the Owners Corporation.

  • We know a lot about strata lighting, having organised hundreds of Strata lighting up-grades since 2014, in buildings large and small.
  • Non-sensor lighting, even LED battens, that run 24/7 use too much energy in Car Parks & Fire Stairs. There are STILL lots of lazy fluoro lights and non-sensor batten lights that can be changed, using the Energy Saving Scheme - BUT only until early 2026, when the ESS is being shut down by the NSW Govt.
  • A Lighting quotation is included in our Sustainability Audit & Report, if appropriate.
  • Solar PV Feasibility Assessment
  • Site Suitability - roof area, orientation, sun path, cable runs, meter room set up - lots of factors need to line up, for a solar PV project to make sense.
  • We know that Solar PV projects in Strata are NOT easy. In fact, most solar PV companies won’t even bother coming out to quote, these days.
  • We have the expertise to undertake a Feasibility Assessment and IF it stacks up, we will engage one of our preferred solar PV companies, to work up a full quote with System Design Options.
  • This Solar PV feasibility is included in our Sustainability Audit & Report, if the fundamentals stack up.
  • HVAC & pumps
  • Venting fans, Water cooling tower pumps & fans – options for Sensor and VSD and other Load control solutions. We check to see you have calibrated Carbon Monoxide Sensors in your Car Park.
  • We use an Infra-red camera to detect heat losses and air leaks in HVAC and Hot Water systems.
  • We work with your HVAC service company to identify any energy saving up-grades.
  • This high-level HVAC energy efficiency report is INCLUDED in our Sustainability Audit & Report.
  • Swimming Pools & Common Facilities
  • Swimming pools require energy to drive filtration pumps, chlorinators, pool cleaners and lighting. Load and duration controls need to be optimised, with current energy costs in mind.
  • Indoor (and some) swimming pools demand heating, which may be solar powered or gas heated. Heat pump pool heating can be attractive in some situations.
  • We also will report on energy demand in common facilities , such as gyms, saunas and BBQ areas.
  • Our Report provide details of energy used and potential energy savings for these areas of the Building(s).

  • We know our way around Heat Pump Hot Water options for strata properties.
  • We can bring competing quotes together, as part of our Sustainability Audit & Report, if the opportunity to save energy is possible, This is INCLUDED in our Sustainability Audit & Report

  • we are across the new Strata Laws that require us to consider ramps and lifts, given the need.
  • Building Drainage & Waterproofing
  • Whilst other specialists usually take care of building integrity, we will still be alert for possible issues that will cause damage and deterioration.
  • Fibre from the curb to the apartment
  • If your building does not have fibre cable to your apartment, but only to the kerb, then we can help.
  • We can provide a project proposal to reticulate optic fibre cable through a building from the data delivery point to the building.

  • It all depends….
  • Smaller buildings are simpler to audit for energy demand and building services.
  • Larger, more complex buildings typically have more building services, swith more energy demand, so we take longer to build a report that has substance.
  • Our cost of service is typically…
  • SMALL Schemes -  Up to 20 Lots    $980
  • MEDIUM Schemes -  21 -50 Lots    $1,480
  • LARGE Schemes -  51 -80 Lots.   $1,980
  • COMPLEX Schemes – Over 80 Lots. $2,480
  • If your building has had a full lighting up-grade, we will reduce the above costs by a quarter. (25%) because that’s the biggest and best way to reduce energy demand. Because our potential impact will be less, then we think it fair to make our charges less, as well. Sound fair enough?
